The reason for this process is to avoid fall through, maintain a solid transaction for both the vendor and the buyer and to maximise success. When qualifying applicants we look at three key factors; we need to understand their motivation for moving. Are they upsizing, downsizing or relocating for work, schools, a growing family, etc. The next factor we look at is their ability; do they need to sell a property? Is there a chain? And if so, is their property under offer and is it a complete chain? The final factor is their needs and requirements; needing a workshop or garage, or an extra bedroom for their growing family or to be closer to their new place of work.
