“What is your track record of success?” – Why is it important for the agent to be able to provide the answer to this question ?
A track record of above 97% of the asking price indicates how well the agency can negotiate prices and it therefore provides you with an indication of their negotiation skills. Clearly this is important if you are looking to achieve the best price for the sale of your property
Be aware that , many estate agents will intentionally inflate and over-value a property, in order to win business. If an agency can demonstrate a track record of impressive statistics regarding final sale prices compared to original asking prices, then surely they would be keen to share their success.
However, if they are unable to give you this statistic, then you may understandably be apprehensive. From our experience, it is very rare that agents would know the answer to this question, as on average, properties in the UK sell 5% lower than the asking price. So always select an agency who is confident in providing clear answers to this question with proof of their success.
